Buying with Insight

We pay you at closing!

Insight Realty, LLC is a licensed Pennsylvania real estate broker. By using us in your transaction, we rebate 50% of the buyer-agent commission to you at closing. The process is simple:

1. Search for your dream home.

Our clients receive a custom MLS search with listing updates the minute they happen. You can search the entire West Penn MLS right here on our site! You’ll also want to get pre-approved from a lender (if you’ll be using one).    

2. Make a list of homes you like and schedule appointments.

We set up the appointments and show you the houses you want to tour for free. During the touring stage, be sure not to sign on with any other agents. Under PA law, you’re not represented by an agent until you have a written agreement with them. You’ll want to sign on with us at this point if you want to move forward with your rebate at closing.

3.  Find your dream home, then make an offer.

We negotiate your deal and write your offer. We also perform a comparative market analysis on your offer and provide you with all necessary documents. We help you to review everything to ensure you never miss a single step in the process.

4. Your offer is accepted! 

We keep you on track with all important contract dates and deadlines to ensure a smooth road to the closing table.

5.  And finally, closing.

We continue to update you and review all closing documents. You then receive a rebate of 50% of the buyer-agent commission (generally, this is 1.5% of the purchase price based on a 3% buyer-agent commission) at closing.

You read that right - we will pay you at closing!

In a traditional real estate transaction, the seller pays a 6% or more commission to the listing agent when the property is sold.  If the buyer was represented by a buyer's agent, then usually half of that amount, or 3% of the commission, gets paid to the buyer’s broker.  Then the buyer's broker divides that 3% between himself and the buyer's agent.  We simply cut out the middleman since the broker and agent and the same person.  

You may be familiar with the term "seller assist," which is where a seller pays part of the buyer's closing costs by giving the buyer a credit at closing.  Our commission rebates are essentially the same thing, just coming from your broker rather than the seller.  

There’s virtually no difference between Insight Realty and a "traditional" broker - we just give you a rebate and they don't!
